May 2026 snapshot — all home types
In May 2026, the Scarborough housing market recorded 337 home sales — down 8.4% from April 2026 and down 15.5% year-over-year. The average selling price was $850,962, up 4.8% month-over-month and down 6.9% compared with May 2025.
On the supply side, 991 new listings came to market and 1,505 properties were available at month-end, roughly 4.2 months of inventory. Homes sold for an average of 99.1% of the list price and took about 24 days to sell.
