July 2026 snapshot — all home types
In July 2026, the Markham housing market recorded 288 home sales — down 20.0% from June 2026 and up 8.3% year-over-year. The average selling price was $1,131,324 (median $1,062,500), little changed month-over-month and down 9.2% compared with July 2025.
On the supply side, 704 new listings came to market and 1,168 properties were available at month-end, roughly 4.2 months of inventory. Homes sold for an average of 99.0% of the list price and took about 32 days to sell.
