August 2026 snapshot — all home types
In August 2026, the Markham housing market recorded 282 home sales — down 2.1% from July 2026 and up 17.5% year-over-year. The average selling price was $1,208,692 (median $1,095,000), up 6.8% month-over-month and up 6.4% compared with August 2025.
On the supply side, 584 new listings came to market and 1,091 properties were available at month-end, roughly 4.1 months of inventory. Homes sold for an average of 98.0% of the list price and took about 33 days to sell.
