April 2026 snapshot — all home types
In April 2026, the Scarborough housing market recorded 368 home sales — up 23.1% from March 2026. The average selling price was $812,367, up 4.0% month-over-month.
On the supply side, 955 new listings came to market and 1,361 properties were available at month-end, roughly 4.4 months of inventory. Homes sold for an average of 98.8% of the list price and took about 30 days to sell.
