  2. Week 0–1 · 5–10 days

    Prep & pre-list

    We coordinate paint, declutter, light staging and any quick-win repairs — all on the team's dime where it makes sense. Professional photo, video and floorplan day is booked.

  3. Week 1 · Day 1

    Go-live & marketing

    Listing hits MLS®, our database, social channels and paid placements within a single 24-hour window so demand peaks together. Brokerage caravan + a public open house in the first 5 days.

  4. Week 1–2 · 7–10 days

    Showings & feedback

    We field every showing request, follow up with each agent, and send you a Sunday-night recap with real feedback and a recommendation if anything needs adjusting.

  5. Week 2 · 1–3 days

    Offers & negotiation

Total selling costs in Ontario are typically 4–6% of sale price: real estate commission (about 4–5% split between listing and cooperating brokerages, plus HST), legal fees ($1,200–$2,500), and any pre-listing prep (staging, photography, repairs). On a $1M home, plan for roughly $50–60,000 in total selling costs.

How long will my home take to sell?

In Stouffville and Uxbridge, well-priced homes typically sell in 14–30 days during balanced markets and under 14 days in seller's markets. Pricing strategy, condition and marketing exposure are the three biggest levers — we'll give you a realistic timeline at our listing consultation.

Should I stage my home before listing?

Staged homes typically sell faster and for 1–5% more than vacant or cluttered ones. We include a complimentary staging consultation with every listing, and can arrange full-service staging through our trusted partners.
