December 2025 snapshot — all home types
In December 2025, the Scarborough housing market recorded 231 home sales — down 28.9% from November 2025. The average selling price was $799,563, down 2.2% month-over-month.
On the supply side, 345 new listings came to market and 988 properties were available at month-end, roughly 4.2 months of inventory. Homes sold for an average of 98.4% of the list price and took about 36 days to sell.
