Trust is also a process — not just a number. Here is exactly what working with us looks like, from the first call to the keys handover, with realistic durations for each step.

Selling with us

Most of our listings go firm in two to three weeks. Here is what those weeks actually look like, step by step.

  1. Week 0 · 60 min

    Pricing & strategy meeting

    We walk the home together, pull the comparables you didn't see, and agree on a price range and timeline that match your goals — not a number designed to win the listing.

  2. Week 0–1 · 5–10 days

    Prep & pre-list

    We coordinate paint, declutter, light staging and any quick-win repairs — all on the team's dime where it makes sense. Professional photo, video and floorplan day is booked.

  3. Week 1 · Day 1

    Go-live & marketing

    Listing hits MLS®, our database, social channels and paid placements within a single 24-hour window so demand peaks together. Brokerage caravan + a public open house in the first 5 days.

  4. Week 1–2 · 7–10 days

    Showings & feedback

    We field every showing request, follow up with each agent, and send you a Sunday-night recap with real feedback and a recommendation if anything needs adjusting.

  5. Week 2 · 1–3 days

    Offers & negotiation

    We pre-qualify each offering party, walk you through every clause, and negotiate on your behalf. You always sign the final paper — never under pressure.

  6. 30–90 days

    Firm to close

    We coordinate with your lawyer, the buyer's side and any trades through close, and we hand you the keys-out checklist a week before move day.

Buying with us

Buying a home should feel like a guided process, not a guessing game. Here is the rhythm we keep with every buyer client.

  1. Week 0 · 45 min

    Discovery call

    We sit down (in person or on a call) to understand your timeline, must-haves, deal-breakers, financing, and the neighbourhoods worth a closer look.

  2. Week 0–1 · 2–5 days

    Mortgage pre-approval

    We introduce you to two trusted brokers if you don't already have one, and confirm a comfortable monthly payment range — not just the bank's max number.

  3. Week 1+ · ongoing

    Curated showings

    We pre-screen every listing, walk it ourselves when needed, and only book showings for homes that truly match. Expect honest pros-and-cons after each one.

  4. 1–3 days per offer

    Offer prep & due diligence

    Pre-inspection, status certificate review, comparables analysis, and a clear written strategy before the offer goes in — including the walk-away number.

  5. Same day / next morning

    Negotiation

    We present the offer in person whenever possible, defend your position, and keep you in the loop on every counter. You always make the final call.

  6. 30–90 days

    Firm to keys

    We help with insurance intros, lawyer coordination, pre-close walkthroughs, and a moving-day plan so close day is celebratory, not stressful.
