January 2026 snapshot — all home types
In January 2026, the Scarborough housing market recorded 182 home sales — down 21.2% from December 2025. The average selling price was $787,106, down 1.6% month-over-month.
On the supply side, 606 new listings came to market and 1,016 properties were available at month-end, roughly 4.4 months of inventory. Homes sold for an average of 98.1% of the list price and took about 41 days to sell.
