July 2026 snapshot — all home types
In July 2026, the Pickering housing market recorded 98 home sales — down 37.6% from June 2026 and down 25.2% year-over-year. The average selling price was $951,065 (median $910,000), up 3.6% month-over-month and down 2.2% compared with July 2025.
On the supply side, 259 new listings came to market and 431 properties were available at month-end, roughly 3.8 months of inventory. Homes sold for an average of 98.0% of the list price and took about 29 days to sell.
