October 2025 snapshot — all home types
In October 2025, the Scarborough housing market recorded 429 home sales — up 17.5% from September 2025. The average selling price was $836,350, down 2.5% month-over-month.
On the supply side, 1,009 new listings came to market and 1,556 properties were available at month-end, roughly 4.0 months of inventory. Homes sold for an average of 98.9% of the list price and took about 30 days to sell.
