February 2026 snapshot — all home types
In February 2026, the Scarborough housing market recorded 234 home sales — up 28.6% from January 2026. The average selling price was $834,310, up 6.0% month-over-month.
On the supply side, 631 new listings came to market and 1,062 properties were available at month-end, roughly 4.5 months of inventory. Homes sold for an average of 99.3% of the list price and took about 33 days to sell.
