September 2025 snapshot — all home types
In September 2025, the Scarborough housing market recorded 365 home sales — up 11.3% from August 2025. The average selling price was $857,571, down 0.7% month-over-month.
On the supply side, 1,131 new listings came to market and 1,659 properties were available at month-end, roughly 4.0 months of inventory. Homes sold for an average of 98.5% of the list price and took about 32 days to sell.
