July 2026 snapshot — all home types
In July 2026, the Scarborough Bluffs housing market recorded 50 home sales — down 29.6% from June 2026 and down 21.9% year-over-year. The average selling price was $823,714, down 12.3% month-over-month and down 21.7% compared with July 2025.
On the supply side, 158 new listings came to market and 324 properties were available at month-end, roughly 4.6 months of inventory. Homes sold for an average of 95.4% of the list price and took about 31 days to sell.
