February 2026 snapshot — all home types
In February 2026, the Markham housing market recorded 182 home sales — up 11.7% from January 2026. The average selling price was $1,068,928 (median $1,052,500), down 2.9% month-over-month.
On the supply side, 427 new listings came to market and 800 properties were available at month-end, roughly 4.7 months of inventory. Homes sold for an average of 98.0% of the list price and took about 40 days to sell.
