January 2026 snapshot — all home types
In January 2026, the Markham housing market recorded 163 home sales — down 4.7% from December 2025. The average selling price was $1,100,945 (median $1,095,000), down 7.3% month-over-month.
On the supply side, 491 new listings came to market and 769 properties were available at month-end, roughly 4.7 months of inventory. Homes sold for an average of 97.0% of the list price and took about 40 days to sell.
