October 2025 snapshot — all home types
In October 2025, the Markham housing market recorded 281 home sales — up 8.5% from September 2025. The average selling price was $1,230,833 (median $1,138,000), up 4.5% month-over-month.
On the supply side, 680 new listings came to market and 1,170 properties were available at month-end, roughly 4.4 months of inventory. Homes sold for an average of 99.0% of the list price and took about 33 days to sell.
