July 2026 snapshot — all home types
In July 2026, the Richmond Hill housing market recorded 182 home sales — down 20.9% from June 2026 and down 10.8% year-over-year. The average selling price was $1,222,748 (median $1,150,000), down 1.5% month-over-month and down 7.8% compared with July 2025.
On the supply side, 523 new listings came to market and 972 properties were available at month-end, roughly 5.6 months of inventory. Homes sold for an average of 99.0% of the list price and took about 37 days to sell.
