August 2026 snapshot — all home types
In August 2026, the Newmarket housing market recorded 83 home sales — up 1.2% from July 2026 and little changed year-over-year. The average selling price was $1,048,321 (median $1,000,000), up 8.4% month-over-month and up 5.3% compared with August 2025.
On the supply side, 160 new listings came to market and 301 properties were available at month-end, roughly 4.2 months of inventory. Homes sold for an average of 99.0% of the list price and took about 30 days to sell.
