July 2026 snapshot — all home types
In July 2026, the Newmarket housing market recorded 82 home sales — down 6.8% from June 2026 and down 9.9% year-over-year. The average selling price was $966,817 (median $895,000), down 5.1% month-over-month and down 1.7% compared with July 2025.
On the supply side, 194 new listings came to market and 331 properties were available at month-end, roughly 4.2 months of inventory. Homes sold for an average of 98.0% of the list price and took about 27 days to sell.
