August 2026 snapshot — all home types
In August 2026, the King City housing market recorded 21 home sales — up 5.0% from July 2026 and up 31.3% year-over-year. The average selling price was $1,851,310 (median $1,725,000), down 8.7% month-over-month and down 15.8% compared with August 2025.
On the supply side, 69 new listings came to market and 225 properties were available at month-end, roughly 11.4 months of inventory. Homes sold for an average of 95.0% of the list price and took about 61 days to sell.
