July 2026 snapshot — all home types
In July 2026, the Vaughan housing market recorded 272 home sales — down 18.3% from June 2026 and up 1.9% year-over-year. The average selling price was $1,144,631 (median $1,065,000), down 3.4% month-over-month and down 9.0% compared with July 2025.
On the supply side, 647 new listings came to market and 1,277 properties were available at month-end, roughly 4.9 months of inventory. Homes sold for an average of 97.0% of the list price and took about 34 days to sell.
