December 2025 snapshot — all home types
In December 2025, the Whitby housing market recorded 81 home sales — down 28.3% from November 2025. The average selling price was $948,272 (median $894,500), up 1.7% month-over-month.
On the supply side, 102 new listings came to market and 227 properties were available at month-end, roughly 3.0 months of inventory. Homes sold for an average of 98.0% of the list price and took about 32 days to sell.
